Framing Basics Every Homeowner Should Understand

Home framing basics explained simply — studs, joists, rafters, load-bearing walls, and wood vs steel framing — for Phoenix and West Valley homeowners and investors.

Framing is the skeleton of your house — the wood or steel structure that gives it shape and carries every load down to the foundation. Most homeowners never think about it until they want to knock down a wall, hang something heavy, or evaluate a renovation. A little framing literacy goes a long way: it helps you talk to your contractor, understand what’s safe to change, and read a home you’re buying or flipping. What framing actually does

Once the foundation is poured and cured, framing builds the structure on top of it. The frame does three jobs at once: it defines the rooms and shape of the home, it holds up the roof and floors, and it carries all of that weight — plus wind and other forces — safely down into the foundation and the ground. Everything else (drywall, roofing, cabinets, fixtures) hangs on or attaches to the frame.

The main parts, named

You don’t need a builder’s vocabulary, but a handful of terms make everything clearer:

  • Studs — the vertical members in a wall, usually spaced 16 or 24 inches apart. They carry loads down and give you something to attach drywall to.
  • Plates — the horizontal members at the top and bottom of a wall that the studs connect to (top plate and bottom/sole plate).
  • Headers — beams over doors and windows that carry the load around the opening.
  • Joists — horizontal members that support floors and ceilings, spanning between walls or beams.
  • Rafters / trusses — the members that form the roof structure. Trusses are pre-engineered triangulated assemblies; rafters are cut and framed on site.
  • Sheathing — the panels (like OSB or plywood) attached to the frame that stiffen it and provide a surface for siding and roofing.

Put simply: loads flow down and around. Roof loads pass into walls and headers, floor loads into joists and the walls below, and everything ultimately into the foundation.

Load-bearing vs non-load-bearing walls

This is the distinction that matters most to homeowners, because it decides whether a wall can come out. A load-bearing wall carries weight from above — a roof, a floor, or another wall — down toward the foundation. A non-load-bearing (partition) wall just divides space and holds up little more than itself.

Remove or open a load-bearing wall without replacing its support, and you invite sagging floors, cracked drywall, sticking doors, or worse. It can be done — that’s what beams and posts are for — but it requires proper engineering to reroute the load.

How can you tell them apart? Some rough indicators, none of them a substitute for a professional look:

  • Walls that run perpendicular to the joists above are more likely bearing.
  • Exterior walls are almost always load-bearing.
  • Walls stacked over a beam, girder, or another wall below often carry load.
  • Walls near the center of the home, where floor and roof spans meet, frequently bear.

Because getting this wrong is expensive or dangerous, always confirm a wall’s role with a contractor or structural engineer before opening it up — this is central to any whole-home renovation or wall-removal remodel.

Wood framing

The overwhelming majority of Arizona homes are wood-framed, using dimensional lumber and engineered wood products. Wood is the default for good reasons:

  • Cost and availability. It’s economical and every framing crew knows it.
  • Speed. Wood framing goes up quickly and is easy to modify on site.
  • Workability. Cutting, fastening, and later renovating are straightforward.

Wood’s considerations in the desert are less about rot (our dry climate is forgiving) and more about quality lumber, proper fastening, and protecting the frame from termites and moisture intrusion where it does occur. It burns, so fire-rated assemblies are used where code requires.

Steel framing

Steel (light-gauge) framing shows up more in commercial buildings but appears in some residential work too, including certain custom homes and additions. Its strengths are real:

  • Strength-to-weight and long spans. Steel can carry big loads and open spans.
  • Dimensional stability. It doesn’t warp, shrink, or twist the way lumber can.
  • Non-combustible and immune to termites and rot.

The trade-offs are cost, the need for crews and connectors specific to steel, and thermal bridging — steel conducts heat, so assemblies need thoughtful insulation, which matters in a cooling-dominated climate like ours. In the wood vs steel framing decision, most single-family homes land on wood for cost and simplicity, while steel earns its place in commercial structures, long spans, and specific design goals.

For an investor or flipper, reading a frame helps you spot which walls open up an outdated floor plan and which don’t — a major driver of a home’s value and how easily it sells. Either way, the rule holds: cosmetic changes are yours to make freely, but anything structural deserves a professional’s eyes and, often, a permit and engineering.
